Who we are:
Situated above Jackson Creek in a park-like setting, the Woodlands is one of the most charming townhome complexes in southeast Bloomington. Developed in the early-1980’s, the fourteen cedar-sided buildings offer a total of sixty-six units in either a two-bedroom or three-bedroom configuration. The tri-level design of each unit features at least one deck or screened porch on the main level, with many units having an upper level deck as well.
The Woodlands Winding Brook Homeowners Association was the first multi-family complex in Bloomington to qualify as a National Wildlife Federation Backyard Wildlife Habitat. The Woodlands is also certified as a Monarch butterfly waystation. Other beautification awards we have received include the 2009 City Council Neighborhood Enhancement Award and the 2010 Blooming Neighborhoods Excellence Award from the Mayor’s office.
Our Homeowners Association works to build community by organizing events for residents and encourages residents to get involved if desired. We are a welcoming, diverse community. The Woodlands is a quiet neighborhood where residents prioritize living in harmony with nature.

Close to everything Bloomington including Indiana University, Eastside shopping, Jackson Creek walking trails and Rogers Family and Olcott parks. Close to the 45/46 bypass and I-69, minutes away from lakes Griffy, Lemon and Monroe, as well as Hoosier National Forrest, Deam Wilderness to name a few.

Property Management
Phoenix Property Management is a preferred vendor of the Woodlands. The property manager receives all maintenance requests from their portal and addresses them within a reasonable amount of time due to the type of request and severity of the need. Often, Phoenix does not need to contact homeowners directly, as external issues can be repaired independently. Please see Homeowner vs HOA responsibility under Governing Documents to determine if a maintenance request is needed.
